By using Decumara ("the Service"), you agree to these Terms of Service. If you do not agree, do not use the Service.

2. Description of Service

Decumara provides short-term rental market intelligence — including revenue estimates, renovation costs, furniture budgets, supply costs, neighborhood analysis, and investment scoring — for informational purposes only.

3. Not Financial or Investment Advice

Decumara is not a financial advisor. All data, estimates, and scores are for informational purposes only and do not constitute financial, investment, legal, or tax advice. Market conditions change, and our estimates carry inherent uncertainty. Always verify with local professionals before making any investment decision.

4. Accuracy of Estimates

Revenue, renovation, furniture, and investment estimates are derived from market data, historical benchmarks, and algorithmic models. They are approximations and may not reflect actual outcomes for any specific property. Decumara makes no warranties regarding the accuracy, completeness, or fitness for purpose of any estimate.

5. Permitted Use

• Personal and commercial market research.
• Property investment due diligence (subject to Section 3).
• Educational and planning purposes.

You may not scrape, reverse-engineer, or resell the Service without prior written consent.

6. Limitation of Liability

To the maximum extent permitted by law, Decumara and its operators shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of the Service or reliance on any estimate provided. This includes but is not limited to lost profits, investment losses, or business interruption.

7. No Guarantees

The Service is provided "as is" without warranty of any kind, express or implied. We do not guarantee uninterrupted availability, data accuracy, or fitness for any particular purpose.

8. Third-Party Data

Decumara incorporates data from third-party sources (Inside Airbnb, AirDNA benchmarks, Brave Search). We are not responsible for the accuracy of third-party data. See our Privacy Policy for more information on third-party services used.

9. Modifications to Service

We reserve the right to modify, suspend, or discontinue the Service at any time without notice. We may update these Terms; continued use of the Service after changes constitutes acceptance.

10. Governing Law

These Terms are governed by the laws of the State of Israel. Any disputes shall be subject to the exclusive jurisdiction of the courts in Tel Aviv, Israel.
